I think we can all agree that we do “judge a book by its cover” when it comes to looking at houses to buy. And why wouldn’t we? It’s the first impression we get of the home and sometimes it can make or break our decision to purchase the house. According to Realtor.com, renovation expert Bob Villa estimates that this first impression could add 20% to your home’s value (a figure that rivals, or sometimes surpasses, the return on a new kitchen or bath). So, now that we know about curb appeal and why it’s important, let’s do something about it!
Keep it Clean
This not only means blowing off the driveway and maintaining the yard, but power wash the house and clean the outside windows. You’ll be surprised at what a few hours of scrubbing can do for a house! You might also find that your house no longer needs to be painted – it was just a little dirty.
Paint if Necessary
Trim and doors usually take the most beating, so we aren’t suggesting that your entire house should be painted (but do so if paint’s cracking). Buying a gallon of trim and door paint and touching things up can also make a very big difference and give it a sleek look from the street.
Give Your Mailbox Some Love
So many people forget that a mailbox is actually one of the first things a potential homebuyer walks past! So make sure it looks nice! New paint needed? New box needed? Maybe plant some flowers around the bottom? These are all super easy and cheap fixes!
Keep the Foliage At Bay
Yes, it’s a good idea to mow the yard and even plant some flowers. But are there weeds and vines growing where they shouldn’t be? Does the pine straw or mulch need to be refreshed? Are there old leaves hanging out in flowerbeds that shouldn’t be hanging out anymore? A simple foliage cleanup and trimming of the bushes makes a vast difference.
Maintain a Clean Roof
Before selling, you always want to make sure the roof doesn’t need to be replaced or repaired. Once those items are checked off the list, blow the roof off every now and then (if you’re able to safely do so), or call a company to do it for you. A clean roof makes a HUGE difference!
Add Color and Coziness
Plant flowers (they don’t have to be expensive). This really adds color and warmth from the street view. Also, if you have any outdoor furniture, add some pillows to the benches or rocking chairs. It really gives that “lived-in” feel and also helps potential buyers get an idea for decorating outside.
